A New Era for an Art Deco Icon as Million Dollar Deal Sparks Major Facelift

One of the most recognizable silhouettes in the Manhattan skyline is preparing for a dramatic glow up. The Chrysler Building, the legendary Art Deco masterpiece that briefly held the title of the world’s tallest building nearly a century ago, is set for an extensive renovation following a significant change in ownership. Developer Tishman Speyer has stepped in to take over the lease from Cooper Union, committing roughly 235 million dollars to breathe new life into the historic structure.

The centerpiece of this ambitious project focuses on restoring the building’s shimmering crown and polishing its iconic seventy seven story facade. Beyond the exterior aesthetics, Tishman Speyer plans to revitalize the interior infrastructure, updating everything from elevators and electrical grids to air handling systems. One of the most anticipated changes involves the sixty first floor, where those famous eagle gargoyles reside; visitors can expect a more upscale experience there with the addition of a luxury lounge.

While much of the focus remains on preservation, there is a strong commercial drive behind the move. The developers intend to maximize office space near Grand Central Terminal, noting that available real estate in that specific neighborhood has remained stagnant for decades. By using a prebuild strategy, they hope to attract businesses looking for immediate occupancy in one of New York City’s most coveted districts.

The financial windfall from this deal extends far beyond architecture and corporate leases. For Cooper Union, the institution that has owned the land since 1902, the ground lease payments represent a transformative opportunity for its students. President Steven McLaughlin noted that these funds will be used to fuel a bold initiative aimed at restoring full tuition scholarships for all undergraduate students, ensuring that the legacy of industrialist Peter Cooper continues through education rather than just real estate.
